Reasons to invest in properties

There is a mixture of reactions that confuses the investors regarding investing in property. There are a huge amount of conflicting views about the same topics. For example when we say, investment in real estate, half the population would say that it is indeed wise to invest in property which helps to build the fortune and the rest will say it is indeed not very wise to invest in the property due to varying market rates. Some would say, becoming a landlord is a easy way out.

If you ask me, according to my views, I will say it is a good decision to invest in property for the following reasons:

It helps in a huge tax benefits. A majority of the properties are appreciated and the IRS allows you to write the properties off as depreciating. Another valid reason is by making a right kind of debt to purchase a property; it will in turn help to improve the wealth after some time. The good debt helps the leverage of the property and very less amount is required to start. Even if you have an equity home loan, it can help to give a good start.

Investment in a real estate property helps to give you a life long income. In addition to investing in other areas like shares, stocks, bonds etc investing in property is also capable of giving you the same kind of returns or even a more return also. In fact it is a very stronger and a stable investment as compared with the other investments.

Investing in property can help to serve retired personnel with pension like incomes monthly. In other words it can be said a good retirement plan for a stable property. In addition to the above benefits, people build wealth by investing in real estates. When a property is sold at a higher price than for the amount it has been purchased it is called as the capital gain. This is made possible only when you invest in the property. However, you will be taxed for the capital gains but, it can be avoided when you transfer the gain in investing another like property using 1031 tax exchange. Thus it can help you to bypass the tax by investing in another property.

The term flipping is more common with the realtors. There is a good chance that you can purchase property much below the current market rate. Any kind of fixing that is required by the house is done and is quickly sold at a price near the market rate. This huge leverage. Further, the investor can use the equity from this for further leverage. Is it not a better soup?

In my opinion, though investing in a property can not make you a millionaire over night but can surely help you to build your wealth provided you have the talent and patience to win the toss. With the help of vice realtors who are experienced in this field for over a period of time, you can absolutely get a good hold in this business. Best of luck!
